GIVEAWAY DESCRIPTION

When we started designing the hOMe tiny house, we had a long list of items we weren't willing to compromise on: a kitchen with full-sized appliances, stair access to our master loft, a comfortable place for both of us to work from (we're self employed), loads of storage for our gear, a secondary loft large enough for playing guitar and watching movies, a bathroom with a normal sized sink and shower stall, and a clean, modern aesthetic. After many renditions we finally had a design that reflected each of these needs and four months later we had finished building hOMe.

Upon entering the hOMe tiny house, you'll right away notice how light and bright it feels. Tall ceilings in the center of the tiny house draw the eyes up and make the space feel quite large. The comfortable sofa is multifunctional; two large storage cabinets below the cushion provide a place for your bigger items and, below the sofa cushion, you'll find a folding table which can be easily taken out for meals or game nights. In our hOMe, we had two metal chairs on our front porch that we brought inside to create seating for an extra two people (total of 4-6) around the table. Above the sofa are two more large cabinets providing additional storage. To the left of the sofa is a tall cabinet with six deep shelves which serves as a perfect place for cleaning supplies, linens, etc.

Between the sofa and home office desks is another tall cabinet which serves as storage for business related items including a printer/scanner. The work desks are great for eating at and/or working on. They fold up during the day if you want to open the space up a bit. Moving into the kitchen area you'll find yet another large storage cabinet. This one houses the hot water heater, electrical panel, vacuum, wifi router, fire extinguisher, dog food and more.

The kitchen is larger than many found in houses boasting 1,000 sf, al in just 207 sf! A full sized range/oven, refrigerator and tons of storage make this set up ideal if you love to cook. There is enough counter space for three people to be in the kitchen at the same time, working on a feast.

Stairs to the master loft work double duty by providing an extra 25 sf of storage within their design. There is enough space in them for a washer/dryer combo if you want a unit inside your hOMe. We once counted 16 pairs of shoes in there so if you're not willing to part with your collection, this may just be the house for you!

Because of the shed roof design, the master loft has plenty of head room, even for a tall person. A queen sized mattress allows for plenty of room to move around when getting in and out of bed. Two large dressers provide enough storage space for clothing for two adults.

Moving to the other side of the hOMe tiny house, you'll come into the bathroom where you'll find a standard sized sink with two drawers of storage below and a medicine cabinet above. A standard shower stall is large enough for a conventional showering experience. The composting toilet is made by our favorite toilet brand: Separett. A tall floor-to-ceiling cabinet is large enough for any extra toiletries and towels. Above the bathroom is what we call the "tiny house lounge" loft. It's large enough for a queen sized mattress and four people to sit and watch movies at or just hang out. It also makes a great guest bedroom if you have company over.

We chose finishes and materials for the hOMe tiny house that can be found in most markets. All of the cabinetry and built-in furniture is made by IKEA and has done well with the test of time. hOMe is completely off the power-grid and gets its power from solar panels (mounted in the field next to the house) as well as a back-up gas generator for cloudy days.

The Byron Tiny House took 18 months to design and every millimetre was thought through in detail. I designed everything during this time from granny flats to container homes and double decker buses but the tiny house dimensions worked the best for a small space.

I'm often asked 'what would you change about the design if you did it again' and I honestly wouldn't change a thing! The style of the house is influenced by a combination of Japanese and Scandinavian design but mainly we wanted something that felt modern, open and spacious with clean, minimalistic lines… but also cosy, warm, homey and welcoming.

EXTERNAL DESIGN: We wanted the house to be beautiful from the outside because our friends would be looking at it all the time. So, we chose an architectural-profile cladding to give a modern look but treated it with an aging stain to make it more 'organic'. Most tiny houses with contrasting cladding look a little odd so when using our contrasting shou sugi-ban burnt cedar cladding, we used a change of depth to make it work (a window box and an extruded window). We chose a longitudinal shed-roof to give the house a boat-like feel externally, make it more aero-dynamic when moving and so the big house wouldn't have to look at a roof. And we included tiny eves for the roof to protect the windows and avoid the box-like look of so many tiny houses.

INTERNAL DESIGN: To create a sense of spaciousness internally, I followed several design principles; generally avoiding cabinetry above waist height, no second loft to maximize ceiling height, the ample use of glass to create a sense of continuing space, the use of level changes both within the house and on the large wrap-around deck to create depth and interest, the careful use of materials to again create a sense of continuing space (e.g. a roof with no lights and a floor that continues into the bathroom), and the strategic use of lines to accentuate space (e.g. the roof lines are lengthways while the floor and loft lines are cross-ways to accentuate both width and length). We used black to frame our windows but also the whole house to give that Japanese framing effect. And, to counteract the angles within the house, we brought in curves where possible to soften the space; from the circular handles in the cabinetry to the oval glass coffee table, round light fittings and round mirrors in the bathroom to name a few.

The thing that struck us when the house was completed and continues to amaze me is the tiny's incredible sense of symmetry. Most of it was planned but much of it was accidental. It is incredibly pleasing and soothing! The tiny works so well both aesthetically and functionally as a home. I hope you enjoy it as much as we do!!

I designed the Minimotives tiny house in 2011, and started construction before starting to date James in 2012. James didn't run away at the idea of dating a 'tiny house person' and instead picked up a hammer and helped! Our home is built on top of a 24′ gooseneck trailer, yielding 196 sf. The back patio sat on a 5′ extension (dovetail) which was later turned into our children's' bedroom bringing the final home to 232 s.f. Our space was built for just under $13,000 (including the addition, original total was $11,416) including lots of reclaimed materials from our shipping pallet siding to new but reclaimed windows.

My goal was to create a light, open, and effective home. It has functioned as a testing ground for lots of 'green technologies' like a composting toilet and radiant heat floor. Indeed, this space has been a powerful part of my life in the recent years, and it continues to inspire me to live a life of adventure and family.

Walk Through:

As you enter the Minimotives tiny house, you'll feel welcomed by the living area which comfortably seats three. A book shelf provides plenty of space for your favorite titles and could also house your TV. Drawers below the book case create additional storage space for your special items. A working desk in the living area can serve as your home office, eating table, or craft space.

Towards the front of the tiny house is the bedroom which is built over the gooseneck portion of the trailer. A set of steps lead to the queen sized bed and doubles as storage space for clothing, etc. Headroom above the mattress is very comfortable, allowing one to sit up comfortably. Below the mattress is the closet with two cabinets for hanging clothes in and five drawers.

The kitchen is galley style which creates a very functional space for those that love to cook. A four burner stovetop and oven are large enough for family style cooking and a deep double-sink make tiny house clean up a cinch. There is an abundance of counter space, cabinets, and drawers for all your kitchen gadgets, pots, and small appliances. A pantry provides loads of space for your dry storage goods, while a nice sized refrigerator holds enough fresh items for a family. There's even space for a microwave above the fridge! Storage for plates, glasses, and pots is open which helps the kitchen feel spacious and elegant. A washer/dryer combo space is also available if you prefer to do your laundry in the home. The bathroom is compact and functional and contains a composting toilet (if you choose to use one), a small sink with storage cabinet below, and a lovely shower.

If additional room is needed to create a bedroom for one or two children (or some other use) you can close in the porch for an extra 36 sf of usable space. In Minimotives, that space was converted into a bunk bed room for Macy and her partner James' two children. There is enough space in there for storage for all of the kids' clothes as well as their toys.

33 page set of drawings that includes general information (including links to products that may be less familiar and my exact fixtures), a material list for basic costing purposes, some floor and ceiling plans, elevations and framing plans, as well as the electrical plan, plumbing plan, millwork and all the details of assemblies used in the house.

The element that was most important to me when designing my home was spaciousness. I wanted there to be a visceral feeling of space when walking into the home and in every room. I knew that for my home to feel perfect in the long run I would not want to feel like I was in a cramped or tiny space.

Upon entering the home through the beautiful custom round top door, the gabled roof and high ceiling make an amazing first impression. Directly across from the door is the full-sized kitchen, with a refrigerator, gas stove and oven, sink, pantry, and ample counter space. When turning to the left one will notice at the far end of the house a custom sliding barn door behind which is the full-sized bathroom. Because I often take baths and as I planned to have children while living in the house, having a bathtub was important to incorporate into the design. Next to the bath is ample storage space which is also hooked up to accommodate a stackable washer and dryer should we choose to install one.

At the other end of the house is the gooseneck, which in the past 12 months has served as a yoga and meditation room, painting space, and now a living room with the possibility of it turning into a secondary bedroom in the future. Two windows and a skylight keep this room full of lots of natural light.

The main sleeping area is on the left side of the home above the bathroom. Tall storage stairs lead to an airy room with four windows and another skylight. A secondary loft sits above the kitchen area which is currently used as storage or guest sleeping. The loft was built large enough to accommodate a twin or full-sized mattress for additional sleeping space.

It was important to me in designing this home that each room be left open and spacious for whatever life brings at each new stage. I intentionally stayed away from any built-in furniture or convertible elements. In the first 12 months of living in the house the entry way has had at least half a dozen arrangements of furniture and the gooseneck has had about 4 different layouts. I love the flexibility that this design affords me and I know that my home will be able to grow with me and my growing family.
